PROJECT DESCRIPTION

New Zealand’s tallest apartment/social housing high-rise tower consisting of 18 levels and 92 self-contained apartments. This building is designed for 6 Homestar rating.

Along with full Building Services design / management, Agile was contracted for Independent Testing for the apartment block through the course of the construction process. The aim was to ensure that all apartments were compliant with Section G6 of the NZBC and that the noise levels within the apartments were all compliant with the relevant Resource Consent conditions. Our involvement was started early in the construction process in order to identify any building defects which cause acoustic issues early in the process. Often this approach resulted in challenges to testing but this allowed for corrections to be made relatively easily and quickly without impacting programmes.

Through the course of the testing, an issue was identified with the fan noise observed within sensitive living areas of the apartments, affecting almost every single one of the 92 apartments within the construction. Through a systematic approach of identification of the extent of the various problems and a settled rectification methodology, we were able to quickly and efficiently provide a solution which could be implemented without a major impact on the overall construction schedule of the apartment block. This approach was designed to be cost effective for the client, both in terms of contractor hours as well as any potential loss in revenue from delays in the schedule.
